We do not typically use lawyers for a normal Real Estate purchase in Las Vegas, Nv. We use Title companies. They act as a neutral 3rd party to collect funds, and pay off all back liens, and debts. They insure that nothing will be left owing against the property from the past owners!
When you find the right home, and place a bid, you will need proof of funds to purchase, and a check for the deposit. When you achieve an accepted offer on the right property, you will have 24 hours to open escrow with the title company and deposit your earnest money check. The amount of deposit can vary from one property to the next, but we will make it contingent on your approval of a Home Inspection which runs about $150.00 to $250. Most properties in Las Vegas are as is, so I highly recommend the Home Inspection! The inspector will crawl through the attack, and check all working components for any possible problems. Most our homes are built on cement slabs, with water lines under the slab, so the inspector should do a pressure test to see if the house has any leaks. You also have the option of a Home Protection Plan to cover break downs. (aprx. $400) Renewable yearly.
If the home has an Association, it can take up to 3 weeks to receive the rules and by laws for your approval. If it is not a short sale, and there is no association then it could close in less then 2 weeks. Most homes here built after 1998 do have associations.
